Income-producing property's annual gross income minus operating expenses such as taxes, insurance, maintenance, management and utilities, before debt payments, depreciation and capital expenditures. It is the foundation of commercial property valuation.
Example: With $480,000 of NOI and a 6% cap rate, the building is worth about $8 million.
The capitalization rate equals NOI divided by property value, so raising NOI directly raises value. Lenders size loans by dividing NOI by debt payments to get the debt service coverage ratio. Sellers sometimes inflate "pro forma" NOI, so buyers verify it against actual operating statements.
